BIMIT Building Elements

BIMIT is IPX’s comprehensive approach to standardized BIM delivery, providing detailed 3D modeling of building elements at Level of Development (LOD) 200+.

BIMIT Is…BIMIT Is Not…
A product - Standardized, repeatable BIM deliveryA service that requires unique estimates - No custom pricing for standard scope
Delivered in hours and on-time - Fast turnaround timesDelivered in weeks or months - Not traditional survey/consulting timelines
Priced at fixed, low costs - Transparent, predictable pricingPriced in hourly or lump-sum fees - No variable or time-based pricing
All-in-one file - Architecture, furniture, and/or MEPF in unified deliverableIsolated files across various consultants - No fragmented deliverables
Used to confirm square feet and equipment counts - Accurate measurements and quantitiesAn inaccurate or incomplete model - Quality-controlled, comprehensive coverage
LOD 200+ - Approximate geometry with measurable dimensionsLOD 100, 300, 400, 500 - Specifically optimized for LOD 200+ applications

What is BIMIT?

With a click of the button, Users can fully digitize any space in the world, going from a 3D scan to a building information model (BIM).

Key Benefits

BIM in hours, not weeks or months - Rapid delivery compared to traditional methods

Verified, schematic-design-grade accuracy - Quality-controlled LOD 200+ modeling

Industry-standard file formats - RVT/CAD/RCS/JPG deliverables

Completely editable 3D model / 2D plans - Full design flexibility

Comprehensive coverage - Architecture, furniture, and MEP elements

Quantifiable dimensions and quantities - Measurable spatial and material data

BIMIT creates the digital foundation to index spatial, material, and equipment information and insights, at scale.

Three Service Offerings

IPX provides three distinct BIMIT service offerings, each tailored to different project scales and requirements:

  • BIMIT On-Demand - Standardized BIM delivery for one-off or small-scale projects
  • BIMIT Enterprise - Scalable solution for high-volume and portfolio-wide digitization
  • BIMIT Engine - Fully automated BIM generation powered by Machine Learning

Level of Detail

BIMIT is 3D modeled at a level-of-detail (LOD) 200+, which means:

What’s Included

  • Geometry: The model element is graphically represented within the model such that the specific quantity, size, shape, location and orientation of the element, as visible in the point cloud, can be measured directly from the geometry of the model.

What’s Not Included

  • Metadata: Non-graphical information which is normally stored as metadata in an element is kept generic as best accuracy is achieved when metadata is customized by the user.

Elements by Scope

BIMIT building elements are organized into five main categories, each with specific modeling standards and coverage:

Site Elements

External site-related features including paving, roads, retaining walls, planting areas, and exterior fixtures. All elements are classified as Exterior.

Architecture Elements

Architectural and structural components including walls, floors, windows, doors, stairs, slabs, ceilings, parapets, and roofs. Elements are available in Interior, Exterior, and building envelope configurations.

Furniture Elements

Fixed and movable furniture, appliances, and small equipment. Available in both Interior and Exterior configurations, with exterior versions including outdoor furniture and fixtures.

MEPF Elements

Standard Mechanical, Electrical, Plumbing, and Fire Protection systems using generic families for visible components. Available in both Interior and Exterior configurations.

Complex MEP/Industrial

Extended scope including specialized high-density systems for industrial, laboratory, or mechanical environments. Available in both Interior and Exterior configurations, with models retaining generic geometry at LOD 200+.
